Portland Housing Market Update - April 2019

Hello! Wanted to let you know the market is continuing in a more healthy direction with increased listings. This makes it easier for buyers to have more options to choose from, as well as, less stress in the offer process. However, for certain areas of the market, like starter homes, there will be more demand, especially in the homes under $325,000.

The home inventory for Portland is holding steady at 2.2 months, which is down from 3.3 months in January of this year. The average sale price of homes in Portland is at $445,900, up a modest .3% from the same time last year.

When looking over the market action data I also noticed that the shortest time on the market for a home is historically June and July. So if you are considering putting your house up for sale, let’s start planning now to take advantage of that trend.
