Sometimes doing a rehab loan is a really good option to get what you are looking for.

Cesar was determined to find a first home but had difficulty competing with the extremely limited inventory at his price point so he started looking at fixers. After much discussion with lender, contractor and family he decided on a home that needed a lot of TLC. This property had sat on the market for a year due to its condition and a challenging tenant situation. Together we were able to work with the seller, seller’s agent, bank and contractor to line up all the pieces to make this transaction happen. It took over three months, a lot of drivebys to check progress and a ton of patience but in the end Cesar closed on a home! The next day he started fixing up the property with the help of his rehab loan proceeds and a great contractor.
