Selling a Pearl District Condo in a Shifting Market

Abhi has been a client for years. When the renters in his Pearl District condo moved out, it gave him a natural moment to decide whether to keep the unit or sell it.

He had been living abroad, and he came back to Portland to sort it out. He knew the condo well, and he had good reasons to sell. What he did not have was certainty about where the market was heading. Condo sales in Portland have been slower, and lending conditions for condo buyers are expected to shift after the first of the year. Waiting carried its own risk.

So he made a clear-eyed decision. The condo already had updated appliances, and we recommended professional staging to help it show well. As comparable listings around him began to reduce their prices, we adjusted along with the market instead of holding out for a number that was no longer there. Those were not easy choices, and Abhi made them thoughtfully.

The other hurdle was the paperwork. Condo sales in Oregon come with a long list of association documents: the declaration, bylaws, budgets, reserve study, financial statements, board minutes, and insurance certificates. Each one has to be requested from the management company, and they do not all arrive at once. We kept a running checklist, followed up on what was missing, and asked direct questions when an answer did not match what the documents showed. That kind of detail work is slow, but it protects both sides of the sale.

Abhi got it done when he wanted to, and he is now on to the next chapter. We were glad to help, and happier that he chose to work with us again.
