Buying or selling a home comes with a lot of moving parts—and one of the most important (but often overlooked) is who’s actually representing you in the deal. We know, it sounds like a technicality, but knowing how agency works can help you feel a lot more confident in who’s in your corner and what their role really is.

What Is a “Single Agency” Relationship?
Let’s start with the most common setup: single agency. This means your agent is working only for you. Their job? To guide you through the process, negotiate on your behalf, and protect your interests at every turn. That includes offering honest advice, fighting for the best deal, and keeping anything you share totally confidential.
In other words, when you hire us as your buyer’s agents, you’re the priority. Full stop.
What About Dual Agency?
Sometimes—especially in smaller brokerages or competitive markets—the same agent (or brokerage) ends up representing both the buyer and the seller in a single transaction. That’s called dual agency.
In this scenario, the agent must remain completely neutral. They can’t coach either side on how to negotiate, and they can’t share confidential info that could give one party an edge. For that reason, dual agency can feel a bit like walking a tightrope—and it’s not for everyone.
It can work fine in more straightforward transactions where both parties are on the same page, but it does require full consent and a clear understanding of the limits involved.
