We are buying what should we expect?

  1. Searching these days can feel easy. Anyone can search for properties. But in a tight housing market you need someone who can look outside the box and deliver up possibilities you may not have considered. Your agent should find properties that match your wish list, criteria and preferences and some options you may not have considered yourself.

  2. Once you find a property you are interested in, your realtor will talk with you about how much you are willing to spend, prepare the offer based a discussion about your level of interest, your budget and how to make the most attractive offer based on the sellers needs. This is done through talking and negotiate with the seller's broker prior to making an offer.

  3. Next your realtor should prepare the strongest offer that presents you in the best light based the discussion they had with you about market demands and your interest in the property.

  4. From before you sign your first contract, your agent will review your documents for loopholes, obtain disclosures and advocate for repairs and/or price reductions if needed.

  5. Your realtor is, by design, a buffer between you and the seller's broker making sure all negotiations are transparent. They should answer your calls and emails in a timely matter and reduce the stress of your transaction by communicating clearly with you.

  6. Once an offer is accepted your realtor will schedule inspections (home inspections, radon, sewer) to make sure any repairs to make it a safe property are negotiated in a seller’s addendum.

  7. Each step of your transaction should be tracked by your realtor or their team to make sure all the documents are submitted, repairs are done and you successfully close on your new home and receive the keys.
